Job Description:The Community Manager manage core business processes including but not limited to staffing, leasing, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, recruiting, training and team developmentRecruit, interview and hire appropriate team membersMaintain awareness of training resources available for yourself and the team; encourage and allow team to take advantages of training offeredCross train other team members on core job functionsConsistently and effectively communicate with supervisor(s) and relevant teams regarding property performance through oral and/or written communicationPrepare and/or review and submit daily, weekly and monthly reports in a timely mannerReview and update daily and weekly reports related to vacancy, leasing activity and delinquencyLead by example in all aspects of the property performance including touring, picking up trash, answering incoming phone calls, responding to leads and working with vendorsGreet and interact with customers including new clients, residents and vendors in person, through email and telephone conversationsCommunity Managers uphold and strive to enhance Summit brand, policies and practices Ensure the appearance of all areas of the community are within Summit brand standardUtilize internal and external resources when neededMonitor client expectations through resident satisfaction phone calls and in person discussionsMaintain market awareness of competitorsParticipate in annual build of the community's budgetCommunity Manager are responsible to ensure spending is within budgetary guidelinesTour clients through the community, models and vacant apartment homesExecute all resident lease agreements and addendumsProvide support in accounting month end, payment processing, etc.Maintain confidences in relation to resident personal and financial informationMaintain accurate applicant and resident records in accordance with Summit policies both electronically and in filesParticipate in the verification of applications and notifying prospective residents of screening resultsRegularly monitor individual team member performance and provide timely and constructive feedbackCommunity Manager will be required to conduct annual and mid-year reviews (as scheduled by Summit leadership)Occasional need to be offsite for depositing payments at a bank, resident events, marketing events, training, etc.Ensure resident and vendor files comply with Summit policiesMaintain organized and updated files for applicants, residents, former residents and vendor files that comply with Summit policies and as required by lawRepresent Summit and the community in a professional image Travel may be required for purposes of training or other events. Less than 10% travel.
