We are looking for a Senior Estimator to collaborate with our clients, business partners, and the R&M team to deliver professionally executed project estimates and provide exceptional preconstruction services.

We are looking for a high-performing candidate who will lead the Preconstruction Team, primarily working to complete accurate estimates for each phase of the project’s design, including quantity take-off and pricing, alternate analysis, and cost management suggestions. Responsibilities also

include monitoring the project’s desired program, scope, and quality to ensure that our clients’ needs are met with regard to schedule and budget.

Lead preconstruction services and estimate preparation for assigned projects, including overall estimate completeness, accuracy and control of project budget

Provide collaborative preconstruction services (input, coordination, and problem solving) to clients and design teams for assigned projects

Prepare Preconstruction / Estimate Action List: establish responsibilities and make assignments to team members, coordinate and supervise work, and establish schedule

Establish overall bid packaging and bid alternates strategy for projects

Coordinate issuance of early release packages to support project schedule

Communicate drawing completion level expectations to design team for various design milestones

Review project plans and specifications for completeness and constructability

Provide Owner assistance with OFE/FF&E and coordinate with the Owner's consultants (surveying, Geotech, testing, low voltage)

Prepare subcontractor/vendor lists; identify, cultivate, and attract new subcontractors and vendors; develop, maintain, and enhance relationships

Issue bid invitations to subcontractors and vendors, ensure adequate bid coverage for each trade package, follow-up, and establish participation

Prepare bid packages and/or bid forms to clarify project scope requirements and to coordinate work amongst trades

Prepare and/or assist with preparation of self-performed bid packages for project

Prepare bid management platform details page for project bid solicitation

Inventory and distribute documents

Attend/Lead pre-bid conferences and jobsite visits

Prepare conceptual and detailed take-offs for all CSI divisions

Create questions to Architects/Engineers for clarification

Incorporate costs in estimate to match contract terms and maximize profits (self-performed work, special conditions, labor burden, insurances, permits, bonds, taxes, licenses, contingency, fees, etc.)

Assist Operations Manager with profit strategy and ensure that profit objectives are maximized

Obtain costs from municipal agencies for permits, licenses, taxes, fees, etc.

Request GC bid bonds (for R&M) from accounting, if required for project bid submission

Prepare clear, properly formatted Bid Analysis Worksheets

Analyze and scope subcontractor and vendor proposals, establish consistency among proposals, and coordinate scope with other packages

Assemble detailed Sage Timberline estimates and modify pricing to suit project

Produce conceptual and programmatic estimates; review and analyze historical cost information to develop and/or adjust estimates

Provide conceptual studies and evaluate alternate systems

Evaluate labor pricing/production for specific projects and/or locations

Ensure that all work scope items for assigned trade packages are covered in project estimates

Prepare detailed variance reports to explain differences between milestone estimates

Assist with developing General Conditions and Schedules

Participate in or lead the prequalification process for subcontractor approval

Lead the preparation and assembly of the estimate presentation

Prepare cost management options to resolve budget issues and meet project budgets

Prepare cash flow analysis for Owner’s use

Lead estimate presentations: "sell" estimates to client and design team, create clear and innovative estimate presentations, and incorporate technology into presentations

Lead and manage bid day process on bid projects

Conduct public bid openings and make recommendations to Owner

Transfer / roll completed estimates to accounting / operations

Prepare conceptual and detailed preconstruction services budgets for proposed or awarded projects

Monitor and manage preconstruction expenses on assigned projects

Assist with preparation of preconstruction services billings

Engage and coordinate with R&M design consultants such as ADA and moisture control

Participate in ore stablish a minimum once per weekly meeting with the OAC team during preconstruction to ensure team continuity; maintain and distribute a team action item list

Assume key role in sales presentations for assigned projects

Assist with preparation of RFP responses and sales presentations and attend pre-proposal meetings

Attend and actively participate in design/preconstruction meetings; take notes and issue minutes for communication to the project team

Lead an estimate handoff meeting with operations and review the final estimate and the subcontractor scopes of work

Assist operations during construction to resolve field problems, change orders, project audits

Assist with development of leads for new work

Strive to attain 100% Customer Satisfaction rating for assigned projects

Organize and publish data for historical cost purposes

Actively participate in learning opportunities

Review estimates to eliminate errors and schedule review of estimates with peer and/or Operations Manager prior to presentation

Utilize historical information to check and validate estimates (production tracking, etc.)

Develop innovative ways to present estimates and cost models

Leadership Development

Participate actively in R&M performance standards evaluations, demonstrate awareness of self- development needs, and strive to achieve goals

Provide guidance and assistance to team members; mentor estimators and assistant estimators in development

Visit projects to increase knowledge of construction means and methods

Research, test, and teach the use of emerging technology

Job Qualifications: WHAT YOU BRING TO THE TEAM: (Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions of the job)

Education –Undergraduate/Bachelor’s degree (construction management or related degree, preferred)

Preconstruction Experience – Minimum of ten years preconstruction/estimating experience preferred. Must have at least 5 years of recent healthcare construction preconstruction/estimating experience

Field Experience –Minimum of one year (more experience is preferred)

Supervisory experience with preconstruction personnel

Understanding of contracts (Owner and R&M)

Understanding of construction means and methods and impact to cost and schedule

Demonstrate effective use of technology including Microsoft Office programs and estimating/construction related computer software

Support and encourage all team members in their roles and responsibilities

Demonstrate organizational and time management skills

Demonstrate drive and initiative in performance of duties

Exhibit integrity and positive attitude

Demonstrate use of reasoning skills and ability to resolve issues quickly

Foster an environment of continuous improvement

Other Job Information: (if applicable) This position is an Exempt position and  is not  subject to overtime pay.

This position is assigned to corporate office or a division office.

Occasional travel is required in this position

This position is part of the Preconstruction Department.

This position reports direct to the Director of Preconstruction or Division Manager.
