Here's the deal, we're growing quickly and looking to add a Commercial Roofing Sr. Estimator to our team. We're going to skip all the clich-- -s about this "exciting and challenging and fulfilling opportunity."-- -Instead, here's a list of some words that will describe the person we're looking for (quick note: these are not clich-- - words that are thrown around lightly, and it would be a good idea for you to take an honest assessment of whether they describe you before applying).The Words: Be Humble, Stay Hungry, Always HustleIf that's you, it's pretty simple from here:DETAILS OF THE ROLECollect Data and EstimateWe want someone who makes things happen on a daily basis. In this position that means analyze the project to determine the plan of attack, schedule tasks, determine the scope of work and equipment required to execute that scope.The estimator shall account for project items that are erroneous or omitted from the issue bid documents but are necessary to comply with applicable construction codes or to complete the project. This may involve redesign and resize of roofing components or systems. Using experience, determine the subcontractors to be approached for a specific project, and make arrangements for their participation in the process. Determine the most cost-effective materials and equipment; directing vendors to provide current pricing and verifying products will be available for the project duration at cited prices and quantities. Determine the most cost-effective means for personnel lifting, material rigging and equipment hoisting for the project conditions. Use trade specific estimating labor cost calculations based on wage class, manpower availability, crew ratios, etc. Understand, use and assist in improving an effective system of assemblies and estimating factors.The Work (The BIG 3)Meet sales goalsAccurately deliver estimateDevelop and maintain excellent relationship with our clientsScope of WorkCreate estimates, proposals and obtain material prices for projects I am assignedCreate a Project FileDownload Project (i.e. Invitation to Bid, Drawings, Specifications, Addenda, all other project informationReview Specifications and create a project bid requirement checklist (i.e. Bid Bond, Company Qualifications, other documents and forms required to be submitted with proposal)Create a Bid in the "Edge Estimating System"-- - (Experience with the Edge Estimating System should be a requirement)Download roof drawings in the "Edge"-- -Complete Take-Off (Labor & Material)Input prices in the Edge Estimate (Obtained prices from manufacture reps or distributors)Tweak labor prices (Labor prices are already in the Edge as a Default but must be "tweeked"-- - for the specific projectSome projects (depending on the scope, difficulty and cost) are reviewed with other members on the estimating team just as a method to make sure our estimate is complete (not missing overlooked items or other issues)Upon completion on the estimate complete the proposal (listing our scope of work and what is included, price & our exclusions and what is not included)Submit proposal to GC/Owner or whomever is receiving the bids (some projects I have bid have been submitted to 16 GC's bidding the same project)Follow up with the GC's to determine if we are low or in the ballparkIf we are low the GC will want to do a scope review to make sure we have everything included.Estimators that are local (Dallas office) must sometimes attend Pre-Bid Meetings and site visits. Site visits may require taking measurements, photos, videos and roof cores (cores determine what materials are existing, thickness of said materials) looking ate areas on the ground to determine areas to store materials, areas hindered by landscaping, sidewalks, etc.Attending weekly estimating department meetings, receiving assignments, etc.Assisting Jr. estimators in completing their estimates, reviewing said estimatesCompleting additional work estimates (proposed change orders) requested by the GC/Owner, Castro Project Manager, Castro Service DepartmentExpertise5 years' experience as a commercial roofing estimatorBachelor's Degree or above preferredFamiliar with different commercial roofing systems and manufacturersThe EDGE estimating software a plus.Must possess the ability to read and interpret construction drawings, client sketches as well as ability to design roofing solutionsMust have high mathematics and logical aptitudeThis is not totally a direct and mechanical process, but one that is creative and demands a high level of concentration, mental effort, and judgment.Must demonstrate competence in measuring techniques and possess a good general knowledge of economicsYou need to have a natural talent to start and finish projects on timeMust be highly detail oriented and can solve problems with little guidanceTrack And Follow UpYou need to be organized and serious about taking notes and following up. You're the type of person who does what you say you'll do and never makes hollow promises. A considerable part of that is remembering the promises you make and why you made them. You have superpowers when it comes to scheduling projects to maximize time and money. You execute the work with excellence and a high sense of urgency. You don't understand procrastinators because you are not one.What You Will OwnAs our Senior Estimator, you will be responsible for creating accurate estimates on time to meet company the sales goals.The Senior Estimator's responsibilities focus on the continuous output of prices and determining the scope of work on assigned projects. The Senior Estimator coordinates, facilitates, briefs and defends the costs and price he/she arrives at based on its experience and judgment.You'll get to co-create, help design, develop and assess project details and specifications to make sure everything we do is done correctly and complies with what we promised our client. One of your primary focus will be the accuracy and timeliness of the estimates.You will perform measurements of roofs (aerial images, digital files, hand sketches, and on-site visits) and estimates for sales and production teams. You will make job site visits to survey existing conditions and provide other assistance to the Chief Estimator as requested.
