Fast. -Seriously. No jerks.The Director of Maintenance provides operational analysis, guidance, subject matter expertise, training and follow-up needed to achieve the company goals. The position leads the company's single-family rental maintenance team and will be directly involved in establishing policies, processes, procedures, and standards for the national maintenance team. This position provides support to the VP, Construction and helps establish the strategic direction of company goals, initiatives, and processes. The position also ensures that appropriate and consistent business requirements are established and met within the group. This position plays a critical role in the roll-out and training of policies and procedures for the company.Responsibilities Lead a national repair and maintenance team providing service for 11K+ single family residential properties across 30 major markets.Responsible for the company's maintenance service performance and adherence to established operating budgets.Create and maintain active tracking systems to monitor several key metrics including resident satisfaction, maintenance cost trends, vendor usage, and maintenance service types.Directly engage large service partners to gain insight and improve operational efficiency.Lead policy and procedure development and implementation to ensure fair and standard operations across a national maintenance operation.Recruit and build a team of maintenance professionals that will allow the company to grow and improve performance over time.Lead ongoing training on new processes and systems to support company objectives.Communicate with other managers and executives to keep up with business requirements and solve high-level maintenance related issues.Organize the effort of all maintenance technicians to include initiatives to improve efficient use of resources.Research and provide detailed findings on resident complaints on home condition and maintenance serviceConnect with other Roofstock business units on resource sharing and best practicesAny other task or activity as directed by Manager and / or Executive staff.Desired Skills and ExperienceBachelor's degree.8-10 years of experience in a similar position.Prior experience working directly in maintenance for a property management company.Strong leadership skills and ability to manage a large team of remote team members.Extensive knowledge of Plumbing, Electrical, HVAC, Flooring, Appliances, Landscaping, and Irrigation Systemsas they relate to single family residential homesStrong communication and interpersonal skills.Recruiting and training experience.Flexible to work evenings and weekend hours as workload requires.Excellent verbal and written communication, problem-solving, planning and analysis skillsSalesforce CRM or Yardi a plusMicrosoft Office, Internet and other basic computer skills.
